A very well built and looked after holiday home that I no longer use, as I have moved away from the area. It will make a lovely holiday home for a new family to make good use of.

This caravan has made a fantastic holiday home and in a great quiet woodland location (Beauport Caravan Park in St Leonards on Sea, near Hastings).

It is in excellent condition, and complete with everything from when it was first new! it is sited on a south facing plot, on a concrete base, with views onto woodland at the rear. It has two bedrooms (one en-suite) and has plenty of built-in storage and in great condition throughout. With just one owner prior to myself, the only minor faults with it I inherited: two small cigarette burns on the main bedroom carpet (by the window and barely noticeable) and a missing small light shade in the lounge.

It comes with the following:
General:
-Bulk storage gas connection (metered by the park)
-Mains water connection (good pressure/flow)
-Electrical connection (10 amp supply, metered by the park)

Interior:
-Gas Central Heating/Hot Water (by LPG combi boiler)
-Double Glazing
-Air condition in the main living area (a new unit bought August 2014)
-Alarm (available through a subscription service with the park)
-Bathroom with large double shower, WC and basin/pedestal
-En-suite for the main bedroom with WC and basin/pedestal
-Electric inset fire in the main living area (2.3kW)
-Modern shaker-style kitchen units
-Standard furniture set that comes with the model (sofas, dining table, chairs, coffee table, tv unit, etc)
-One of the sofas is a pull-out sofa bed (to make the unit 6 berth) and has never been used!
-Integrated gas oven and grill with electric extractor
-Integrated large-capacity fridge freezer
-Microwave oven
-Stainless steel pots and pans, cutlery, trays, caddies, kettle, bread-bin, etc. (to be left in needed).

Exterior:
-TV aerial and mobile broadband dish
-Large south facing private garden with fencing to the sides and rear
-Private block-paved parking area with the possibility of parking a second car.
-Partially finished landscaped garden with two new decking areas. All that remains to be done is some minor finishing and turfing or gravelling.
-Raised beds with bark chippings, surrounded by sleepers for border planting.
-\'Hedgehog\' gutter guard system installed in the guttering to stop leaves/weeds blocking the gutters.
-A new (purchased April 2014) metal shed (complies with the Park) incorporating an exterior double power socket and washer/dryer with some small additional storage space.
-A new (purchased May 2014) Zanussi washer/dryer sited in the exterior metal shed.
-Outside tap and long hose reel (will easily reach the driveway)
-Water butt and rainwater diverter kit
-Water pipes that are well insulated

Fees for 2015/2016 are to be confirmed with Park Holidays upon completion of the purchase and the buyer must be vetted/agreed by them. I have paid the fees/rates for the 2015 season and these are negotiable as part of the sale. The caravan can be occupied for up to 50 weeks of the year and is subject to the terms and conditions imposed by Park Holidays as it is currently sited on their site. It can, of course be removed and relocated anywhere!
