This beautifully appointed Van has one of the BEST stands on Beauport Park Holiday Village. It's situated in a lovely quiet and private little cul-de-sac a mere two minute walk to the Pool, Gym, Pub and Club House. This is a Home away from Home, which has got to be seen to be believed! The interior has a beautiful 'coach built' finish which resembles a well appointed flat, more than a static Van.

The Lounge is large with a feature gas fireplace, 1 x 2 seater and 1 x 3 seater fitted couches, one housing a double sofa bed, in addition there are two big comfy easy chairs. The fabulous kitchen is modern with double Oven and Hob. Both bedrooms have ample cupboards and storage space and the Master Bedroom is large with built in dressing table and en suite shower and toilette. There is also a second guest toilette with hand basin.

At the back of the Van, located on the 'shady' side of the large semi wrap-around wooden deck, are two metal Utility Sheds. The larger of the two is a 12 x 6 shed which has been fitted with electricity points and plumbed in for a washing machine. This shed also houses the Garden Furniture and a second Fridge/Freezer. From this area of the deck, there is access to the back garden through a fully lockable gate and steps.
The large back Garden has 6ft wooden fencing, on both sides, so the property is totally enclosed, safe and 100% private. There is however more ground, which is part of the pitch, on the roadside of the Van, which hasn't been enclosed.

Should you require further storage space, there is ample beneath the decking, accessed by two large trap doors.

On the side back area of the van, 'road-side', there is parking for 2 cars with secure gated access to the rear of the property. There is also an additional parking space located at the front of the Van.

The decking has both shady and full sun areas, so you will enjoy the best of both worlds and there is also an area that lends itself perfectly to BBQ-ing.

Beauport Park is situated in 200 acres of beautiful wooded parkland and is definitely not the norm. Like all parks, there are different locations within the park, with different layouts, site sizes and areas that are more 'prestigious' than others. Fortunately our Van is located in one of these well established, more prestigious locations, with only 7 Vans and 2 Lodges in the cul-de-sac. All are tastefully sited, NOT on top of each another in regimental rows and nestled into the woodland creating the feeling of space and tranquillity. It definitely IS all about Location, Location, Location! ;-)

Residents at Beauport enjoy the BEST of all worlds...fabulous country living with wonderful little Villages and Pubs on the doorstep; the vibrant, bustling Hastings Seaside is a mere 2 miles away, with Brighton, Dover and London close enough to enjoy special day trips out. Dunelm, a Pet Shop & a large Sainsbury's are within very easy walking distance of the park too. Who could ask for more!

Your furry friends are also very welcome on Park.

The park is open for 50 weeks of the year, closing for 2 weeks 1 - 14 Feb, so owners are not restricted to Holiday Home accommodation, and are able to live on site permanently. Hastings is a very popular Sea-Side destination, with Beauport being one of the best and most reasonably priced Parks in the area. Whether you are purchasing the Van as a permanent Home, Holiday Home, or as an Investment to rent out to Holiday makers, you won't be sorry you chose this park.

Holiday Rental is extremely viable and in season it is possible make up to £500 per week, more than covering your ground rental, gas etc. for the year and allows you some great personal holiday time too! (Season being Christmas, New Year & Easter and then Summer - late May to the end August.) Many people also love to rent Static Caravans during Winter and the weekly tariff then is between £150 - £250 per week.

What are the Advantages of Purchasing this Van?
1. Reasonable 50 week Site Fees @ £4350.00 payable monthly, or in advance with a discount & Club Vouchers
2. Pitch lease till 2031 with the option to extend, provided you upgrade the Van.
3. The Van is coach-built, has loads of cupboards, is well appointed, attractive, solid and built to last .
4. The Pitch is MORE THAN big enough to site a larger Van or Lodge on at a later stage, should you wish to upgrade. (the Park has great upgrade offers & discounts)
5. It may also be possible to apply to place a second smaller Van, for Family members, friends, or for rental, down at the bottom of the pitch.
6. On most pitches you would lose valuable entertainment / decking, garden space by placing on a larger Van or Lodge, however that would NOT be the case on this pitch, as it is so large, having an additional 20ft running along the length of the Van & Pitch, road side, for any extensions, replacement or upgrade.
7. The quiet cul-de-sac has only 7 Vans & 2 Lodges & will NEVER get any bigger.
8. This Park is 90% Home Ownership, so it isn't over-run with Holiday Makers during season, although it still has all of the facilities and amenities, for those wanting a great Holiday. The kids have loads to keep them occupied too.
9. NOTHING to be done, as this Van has it all...just move in & put your own stamp on her.

Granted, you may be able to find a cheaper inferior Van on the park, however the park is now full, so you would never get a pitch as large, established, or as strategically located, as this one.

Why are we selling? Sadly, as we now live up North, we are unable to manage rentals effectively, or enjoy spending as much time in Sussex as we used to. So the time has come to find a wonderful Person, Couple or Family to adopt our beautiful Van and love and cherish her as much as we do.
