Brand new we bought this caravan around the £40,000 mark, inclusive of Haven site and administration fees. Brand new our caravan would cost you £34860 (including optional extras which our caravan holds, such as double glazing, central heating, gas fire and modern furnishings). This price would not be inclusive of Haven fee’s which are detailed below:
£5258 annual ground rent, £545 business rate and water charges (to fund on site security, refuse collection, & repair services), caravan and contents insurance £326. These charges would be due on an annual basis subject to inflation, and due 1st March each year. On buying this caravan this year’s ground rent would be discounted for you as the annual year (March ‘15-March ’16) would have already been partially spent.

It is recommended to view this as pictures are provided of the site which is inclusive of features such as club houses x2 (one solely dedicated to owners), swimming pool, Jacuzzi, steam room, sauna, gym facilities amongst many other facilities.

As owners you will be provided with privilege cards (x10) that allows access to all the above plus additional features such as owners events, sports facilities and includes 15% discount on all on site facilities (including the SPAR shop, bar and restaurant).

As owners you will also be able to rent the caravan and upon enquiry a week’s rented holiday would bring you between £630-£1150, based upon time of year. The caravans are accessible from March 1st-mid January every year, this is to discourage permanent residency.

More Information About the Caravan & What's Included in the Sale:

The caravan is situated on Combe Haven site, Haven Terrace. It has UPVC double glazing with French doors opening on to an extended patio which benefits from the full sun throughout the day. The plot in which this caravan is situated, as photographed above, is spacious and suitable for both children and animals to enjoy. This also allows for increased privacy from through fare, and benefits from not being within close proximity to surrounding caravans, which other plots appear to suffer from.

Inside, the kitchen is of a modern design which includes a dedicated space for the microwave (which is included), and there is plenty of worktop and cupboard storage space. The full sized cooker has a gas oven with separate grill and a four ring hob covered with a recirculating cooker hood. The kitchen also has an integrated fridge freezer.

Adjoining to this is a dining area with a free standing solid wood dining table and six dining chairs. The lounge is efficiently spaced out and provides two free standing sofas, the larger of which converts to a pull out sofa bed providing two additional sleeping spaces. The coffee table has storage for two upholstered cubed stools. Corner storage serves as a TV cabinet with ample sockets and TV aerial point. The gas fire has a wooden mantel piece and a large mirror above. The lounge area is covered in a soft beige hard wearing carpet which has been stain proofed. The lined curtains are colour co-ordinated to match the pelmets.

The hallway leads from the kitchen through to the sleeping accommodation and a modern bathroom. This benefits from a modern shower cubicle with sliding doors behind which is the thermostatic control to the powerful shower head. The bathroom also has a good sized mirrored vanity cabinet, light with shaver socket, porcelain pedestal basin, toilet and cistern.

Bedroom 1, consists of all free standing furniture which includes two single beds, a bedside cabinet, two overhead storage units and large wardrobe space.

Bedroom 2 again contains two free standing beds with two overhead storage units and a decent size cupboard.

The master bedroom is en-suite with a pedestal sink, toilet, cistern and shelving. The master bedroom has a full sized double bed with two bed side cabinets, overhead storage and lighting. The sprung mattress sits on a beech wood slatted base, under this is a full size hidden storage area. The room has a full size wardrobe adjoining a dressing table and stool, with draw space and a large mirror. There are also ample electricity sockets.

This is an excellent example of a loved and cared for holiday home which is looking for a new owner. Due to our own personal circumstances we have been unfortunately forced to sell. This caravan holds treasured memories for us and we have undoubtedly enjoyed ourselves during this time, and we can only hope a future family can equally enjoy this caravan as we have.
