Rare opportunity to buy the prestigious 2 bedroom ABI St David static caravan (2011) on a premium pitch. The total cost including site commission and commission vat would be 26,450. The St David is on a premium pitch and therefore site fees currently cost 5398 for a FULL year. Pro rata it will cost you less this year as you will be buying partway through the caravan season. However, once on the site there is always the opportunity to move to another pitch when they come available if you are looking for a cheaper pitch.

This Abi St David is in immaculate condition due to modest use, it still looks and feels new and comes with a full inventory. It has only ever been used exclusively by us and never leased out, never been smoked in and never had animals/pets in it. It comprises of 2 double bedrooms, the master bedroom with en-suite is very spacious with dressing table and stool, bedside cabinets, two large wardrobes with place for TV between them, over the bed cupboard space and further storage under the king size bed. The family shower room has ample cupboard space, the fitted kitchen meets all modern needs with oven, hob, extractor hood, microwave oven and built in fridge freezer.

There is a designated dining area and the lounge has fitted furniture with a sofa turning into an additional double bed. The main reason we chose a St David over the other caravans we viewed was down to the greater amount of space present in the master bedroom giving it a far superior and more luxurious feel.

Additionally we have installed a broadband satellite dish with pole unobtrusively to the rear of the caravan which enables us to subscribe to our own secure broadband service, so if you want to check your work emails whilst on holiday, surf the net or arrange for your shopping to be delivered on the day you are due to return home, then like us, you probably wouldn't be without your own secure access. Obviously a modest monthly subscription is required but we'd be quite happy to help you set up your account in order for you to avoid any set up fees (our background is I.T.). We've also wired up the caravan so that if you take your Sky box, you can watch Sky in the master bedroom as well as the lounge - no home comforts spared!!

Also included in the price is a large wooden decking area (we were charged 6000 for this when new) which benefits from the sun morning to early evening, there is also an outside storage bin which we purchased separately included. The pitch benefits from mains gas (as opposed to bottled gas) and the caravan has double glazing and central heating throughout. There is parking for 3 cars, the designated parking space in front of the caravan is hard surface and there is a large grassed area to the right of the caravan belonging to the pitch upon which you could easily fit 2 more cars if so desired.

This Abi St David 2011 model occupies a premium pitch in Haven's Greenacres (Porthmadog) holiday park. It is sited in a quiet close, away from the main through roads so has no other traffic passing through to reach other areas of the park. At the same time the pitch is relatively close to the site facilities so is super convenient when using the owners exclusive lounge and pool, gym and facilities.

The pitch also enjoys a view of the Welsh hillsides. One of the great features of this park that struck us when we first came to it was the considerate landscaping; the shrubs and trees are placed to give privacy to those caravans in the premium pitches and the close where we are is lovely and quiet, although in general I personally would not class this as a noisy park (hence why we chose it). There is also free access to the spectacular Black Rock Sands sandy beach from the park via the sand dunes.

This is a rare opportunity to purchase a luxurious caravan that looks and feels new with the aforementioned additional features, on a premium pitch (rarely available as existing owners always get first opportunity to see which sites become available year on year and they rarely come available on the close we're on) at a fraction of the cost of a brand new caravan.
