A superb site & is well located for Southwold, Walberswick, Dunwich, Aldeburgh and Minsmere bird reserve. The local area is ideal for walking, cycling, and surrounded by top quality Pubs and Restaurants. The quay at Southwold sells fresh fish and has an excellent chip shop called Mrs T’s. Tesco & Waitrose are at Saxmundham 6 miles away. The Market Town Halesworth is 5 miles.

Haw Wood farm is privately owned with approximately 40 statics and 80 touring pitches. The site does not allow subletting resulting in a quiet environment with the statics away from the touring pitches. This Caravan is particularly quiet as it is the end pitch surrounded by country side. The neighbours are excellent and there is a very friendly atmosphere amongst owners and throughout the site.

Haw Wood farm is near the A12 making access very easy. It is closed for just 6 weeks between mid-January to March 1st. Site fees are payable in April. The fees are currently approximately £1900 plus VAT which is very reasonable considering the location and quality amenities . Electricity is charged at a very low “farming” rate, a previous owner had to pay less than £50 for the year!
A new block has recently been added with play area, laundry, convenience store & WiFi. An excellent Co-op Store/ Cafe is 400 yards away, “The Darsham Hamper”.

The caravan has had very light use only & is situated on a large corner plot at the end of the drive with no passing traffic. Parking is for up to 4 cars. There are 2 large timber decked areas one accessible through patio doors and the grassed area is fenced making it safe for children and pets. Being south facing the patio area has sun all day. The garden has been designed to be low maintenance & has a hose, 2 sheds and lock box for storage.

The caravan is well equipped the master bedroom has a king size bed, large walk in wardrobe, separate en-suite and corner bracket TV. The second bedroom is twin with wardrobe and cupboards. The main bathroom is spacious with a good power shower and matching vanity storage.

The kitchen diner has a table and 6 chairs, a full sized new fridge freezer, a gas oven with hob and extractor fan. The area is spacious with plenty of storage made up of floor and wall units which are illuminated. The lounge has a double sized sofa bed, 2 swivel armchairs and built in furniture for storage and display. A wall mounted electric fire adds atmosphere and double French doors give access to the front decking area. The van is wired for both satellite and terrestrial television. The furniture & fittings are of high standard and have been little used. The carpets are in excellent condition and are currently covered by protectors.

Heating is via a Worcester gas combi-boiler and provides almost instant hot water for the shower, kitchen and bathroom. The central heating uses wet radiators with thermostatic valves and is very efficient. The boiler, central heating and carbon monoxide sensors are serviced each year by a certified engineer. All the windows are double glazed and the van is very comfortable even when very cold outside. An experienced maintenance man is available on the site for advice and for any other servicing requirements.
